I want to paint my house – do I need approval from the Association ARC (Architectural Review Committee) and what colors can we use? What if I am going to paint the house the same color?

Yes, you need to get approval from the ARC whether you are keeping the same color or changing the color. This is done in writing using the form provided under “Documents” on the last page OR obtained from Premier Community Managers. Be sure to fill out the form completely and supply “paint chips” of the colors you wish to use – if you do not, it will delay processing your request.

The colors must be “earth tones” -- a color palette is available from the ARC if you need some guidance on approved colors. Forward the completed form to Premier Community Managers.

Can I paint my fence to match my house?

No, but you can use a clear wood sealant to protect your fence and keep it attractive.

What kind of home improvement projects require ARC approval?

Anything that changes the exterior of your home. Those projects would include: painting, roofing, fencing, adding a screened enclosure, adding a swimming pool, solar collectors/panels, expanding your home, decks, shutters, awnings, driveways, etc. If in doubt, submit the form.

Can I start work on my home improvements once I submit the AR form?

No. You are required to wait for the approval from the ARC. The ARC has up to 30 days from its receipt of your application to render its approval or non-approval of your request.

I never use the tennis courts or swimming pool – do I still have to pay homeowners dues?

Yes. The dues are not a “membership” to the recreation facilities. The association dues are allotted for much more than the upkeep of the pool, tennis courts and playground. The entrances, areas around the lakes and brick walls, landscaping, lighting, social activities and much more are all made possible because of your annual dues.

Can I use my boat or jet-ski on the lakes? Are they suitable for swimming?

No gasoline powered watercraft are permitted on the lakes – row boats, canoes or paddle boats and the use of electric trolling motors are the only craft permissible. The lakes are NOT suitable for swimming.

My boat does not fit in my garage. Can I park it in my driveway?

No boats, RVs, utility trailers or other such vehicles are permitted to be parked in the driveway, side or back of any residence, nor on the street.
